<p>The average sale price for a home in the corrimal area during 2011 is approximately $575,000 and for a unit or strata titled property the average price is close to $390,000. Now when you compare that with the average income for the corrimal area that is alot of money.</p>
<p>There is still plenty of opportunites to do well financially with Corrimal real estate but like any thing it is just a matter of making informed decisions.</p>

<p>You have to also be prepared if the sale does not go as planned.</p>
<p>If this happens and you decide not to sell at a latter date or you decide to change agents, protect your self by finding out if there are any charges from the agent if the property has not sold.</p>
<p>A lot of agents have advertising and marketing charges which are on top of selling commissions and these are chargeable regardless of whether the property is sold or not</p>
<p>Be aware if this is the case with your agent, look at as a form of risk management, used to protect yourself against any undisclosed potential financial loss.</p>
<p>2. What is the average time the agency takes to sell a property ?</p>
<p>This is the type of information any decent real estate agent will probably offer to you anyway, but if they don&#8217;t tell you ask the question, and make a note of the answer. Follow the question up with &#8220;Why does it take that long ?&#8221; this is a little bit more probing and the type of question you want to fire at the agent, remembering this is probably more than a $10,000 fee you are going to be paying, you want to know your agent has all the answers particularly when they are dealing with potential buyers for your property.</p>

			<content:encoded><![CDATA[<p></p><p>Corrimal is one of the northern suburbs of the City of Wollongong, New South Wales, Australia.</p>

<p>The suburb takes its name from a point on the bordering Illawarra escarpment which was known as Mount Corrimal, named after the Aboriginal Dreamtime warrior Kurimul and now called Broker’s Nose.</p>
<p>The first industry and settlement at Corrimal was that of logging, followed by mining operations. In 1830 the first grant of land was made to James Martin of 50 acres. Corrimal was first recorded in 1839 when a grant was sold at its location.</p>
<p>Its CBD is situated along the Princes Highway and several streets adjacent to it. One of its main shopping centres, Corrimal Park Mall is located near the park on the highway. Outside this centre is an old locomotive which is a significant part of its history. It used to run on Bulli Colliery Line to Bellambi Haven from 1909 to 1967. To the west is a lawn bowls club and a wealthy foothill neighbourhood of residences bordering bushland.</p>
<p>Public transportation is not a problem when you are living in Corrimal. It has a railway station (South Coast Line) located on Railway Street which connects the station to the heart of the town. Buses also pass by Princes Highway regularly for commuters.</p>

<p>Immediately west of Corrimal railway station is the Corrimal Cokeworks, open to the public on Tuesdays. The towers are a prominent local sight and can be seen from Wollongong. The railway crosses the first level crossing north of Wollongong immediately north of the station.</p>
<p>On the second Sunday in September Corrimal hosts the annual <em>Spring Into Corrimal</em> festival, which includes market stalls on the closed main streets, a parade, contest and other activities. 2009 was the 30th anniversary of the parade. In the 2007 festival the world&#8217;s largest skateboard was displayed.</p>
<p>Corrimal has four primary schools and one high school. St Columbkille&#8217;s Corrimal is Corrimal&#8217;s leading Catholic School. There is also Corrimal Public School, The Illawarra Advestist School, Corrimal High and The South Coast School For Children with Autism.</p>

<p>If you’re into shopping, there are two main shopping centres in Corrimal. One is the Corrimal Park Mall as mentioned earlier and the other is Stockland Corrimal. Corrimal Park Mall is designed to service Corrimal and the surrounding suburbs. It houses a supermarket and several smaller specialty retailers. It&#8217;s a one-stop shopping centre for the day-to-day needs of residents. Stockland Corrimal has more than 40 specialty stores and a variety of services to provide you with all your day to day and holiday needs. It offers free customer car parking as well as undercover, disabled and &#8216;parents with pram&#8217; parking facilities.</p>

<p>One thing you can look forward to in Corrimal is going to the beach. Corrimal beach is 1.4 kilometres long and backed by fenced sand dunes, grassy reserves and Caravan Park. Holiday makers and locals’ a like enjoy this beach as it is long and private. Its waves cater to long boarders on a good day with a good swell size and wind direction. A small lagoon proves popular with children for shallow paddling.</p>

<p>The school can help you with your enrolment enquiries anytime throughout the year.</p>
<p><strong>Starting school</strong></p>
<p>Your child can start Kindergarten at the beginning of the school year if they turn five on or before 31 July in that year. By law, all children must be enrolled in school by their sixth birthday.</p>
<p>Because students start new work in their new class at the beginning of the school year, it would be an advantage for your child both socially and educationally, to start school as soon as possible in the new year.</p>
<p><strong>Applying to enrol in primary school</strong></p>
<p>If your child is <strong>currently enrolled in a NSW public school</strong>, contact the school to discuss the enrolment procedures and obtain the necessary paperwork.</p>
<p>If your child is <strong>coming from a non-government school</strong>, contact the school to make an appointment to discuss your child&#8217;s potential enrolment.</p>
<p>If your child has <strong>a temporary visa or visitor visa</strong> you will first need to apply to enrol by contacting the temporary residents program who will give you forms to bring to the school.</p>

<p>For your appointment, if your child has <strong>not been previously enrolled in a NSW public school</strong>, you will need to bring these documents with you:</p>

<li>your child&#8217;s birth certificate or identity documents</li>
<li>proof of student&#8217;s address &#8211; originals of different documents such as your council rates notice or residential lease and electricity bill</li>
<li>Immunisation history statement based on the Australian Childhood Immunisation Register (ACIR)</li>
<li>family law or other relevant court orders (if applicable).</li>
</ul>
<p>If your child is <strong>not a permanent resident</strong> you will also need to provide:</p>
<ul>
<li>passport or travel documents</li>
<li>current visa and previous visas (if applicable).</li>
</ul>
<p>For children <strong>already enrolled in a NSW public school</strong> we only require:</p>
<ul>
<li>proof of student&#8217;s address &#8211; originals of different documents such as your council rates notice or residential lease and electricity bill</li>
<li>family law or other relevant court orders (if applicable).</li>
</ul>
<p>It&#8217;s important that you tell the principal if your child has any special circumstances, allergies, health or medical conditions, before your child starts school.</p>
<p>After your appointment with the school, you may be asked to complete an application to enrol in a NSW public school form and return it to them. They will notify you of the result of your application. Please note that this form must be completed in English. Help is available for parents who do not read English. There are also translations of the enrolment application which may help you fill out the form in English.</p>

<p>There are some costs associated with going to school that you may find it helpful to plan and budget for such as:</p>

<p><strong>Voluntary school contribution </strong></p>
<p>At the start of each year the school may ask for a voluntary school contribution to enhance our educational and sporting programs.</p>
<p>They try to keep any additional costs to a minimum and may be able to assist families who are having financial difficulty paying schooling costs.</p>
<p><strong>Education tax refund</strong></p>
<p>If you are eligible for the education tax refund you could claim up to 50% back on your child&#8217;s education expenses.</p>
<p><strong>Student assistance scheme</strong></p>
<p>Families who have financial difficulty paying schooling costs may be eligible for help through the student assistance scheme. Contact the school to make an appointment to speak with the principal for a confidential discussion.</p>

<p><strong>Enrolments</strong></p>
<p>Enrolments to St Columbkille’s are available for classes Kinder to Year 6.</p>
<p>Enrolments take place all year round but for entry into Kindergarten in particular, enrolments are taken during Term 1 in the year proceeding the starting year. The completed Enrolment Application should be forwarded to the school by the end of Term 1.</p>
<p>Interviews of families are undertaken during Term 2 and places of offer are made at the end of Term 2. Where there are insufficient places available, parents may elect to remain on a school waiting list.</p>
<p>An Enrolment Package, including the Diocesan Policy and Enrolment Form, can be obtained from the school office or they can be downloaded from the school’s website.</p>

<p>Corrimal East is located in the northern suburbs of Wollongong, 1 km from Corrimal Beach. The school is set on a large ‘open-plan’ property in the northern suburbs of Wollongong.</p>
<p>Established in 1952, it was significantly added to in 1974. It is situated adjacent to the northern railway line, amidst a mixture of residential, industrial and commercial areas and is within walking distance of the northern beaches and serves the local community of Corrimal East.</p>
<p>Students at Corrimal East Public School are constantly engaged in learning activities that integrate technology across the curriculum. The school has several Interactive Whiteboards in classrooms, including a “Connected Classroom” in the school library, a Macintosh computer lab and mobile groups of MacBooks. A school wide intranet, where children publish podcasts, artwork, and other multimedia projects to their own personal web pages is a focus.</p>
<p>In Term 2 of 2010, the school launched a School News Podcast. Also, the school has received support from Illawarra Coke Company to purchase interactive technology.</p>

<p>Corrimal High School is a comprehensive high school delivering a diverse curriculum from academic subjects to vocational and special needs. The school also provides extensive opportunities in agriculture and technology.</p>
<p>The importance of Corrimal as a comprehensive community school was evident in the historical memorabilia brought in by the community for the 50th Anniversary. The school plan states the Corrimal High School community will work co-operatively to provide: A comprehensive education program; quality learning through quality teaching and parent and community understanding of and involvement in programs; competency in literacy, numeracy, technology and communication; a safe and caring environment where self-discipline and respect for others are valued. The library-learning centre, extensive vocational education curriculum, inclusive special education program and the farm are features of the school.</p>
<p>Corrimal High School is a co-educational comprehensive secondary school which caters for the full range of student abilities. It is situated in northern Wollongong and it draws students from the Corrimal, Bellambi, Towradgi and Tarrawanna areas.</p>

<p>Students at Corrimal High School experience learning in an extensive range of subjects. Corrimal High School is a school privileged with the extra curricula opportunitites provided with the existence of a fully functional agriculture farm. This area of the school has provided students with the hands on experiences in animal husbandry, feeding young calves and caring for lambs born on site. Students have also had experiences with new born chicks and have been involved in growing vegetables in garden plots.</p>
